ADGM Office Space at a Price That Makes Sense — From a Single Desk to a Full Floor
The numbers usually arrive in a screenshot.
A founder forwards a quote from a competitor, the prices highlighted in yellow, with a single line of text underneath: "Is this normal?" Sometimes it's a 12 square metre office quoted at AED 14,000 a month, plus chiller, plus service charge, plus a six-month deposit, plus an annual fit-out contribution, plus a parking allocation that seems to cost as much as a small car. Sometimes it's a coworking membership in another tower priced at AED 2,500 a month for a hot desk that comes with a 90-minute meeting room cap and a printer that's been broken since February.
The honest answer to "is this normal?" is yes — it has been, for a long time. Abu Dhabi's commercial workspace market grew up in an era where office space was sold to corporates with deep pockets, and the pricing reflexes never quite reset for the founders, freelancers, and growing teams who now make up a much larger share of the demand.
Inside Addax Tower on Al Reem Island, that reflex is being reset. MY Coworking has built its entire pricing structure around a single thesis: an ADGM-licensed workspace in a premium tower should not require a venture round to afford.
The pricing, on the record
There is no opening teaser rate hidden behind asterisks. The pricing is published, consistent, and the same whether you walk in off the street or arrive via a corporate broker.
A hot desk: AED 1,050 a month. A dedicated desk on annual commitment: AED 1,200 a month. Bi-annual: AED 1,350. Quarterly: AED 1,450. A day pass for visiting consultants and remote workers passing through Abu Dhabi: AED 100, plus 5% VAT.
Private offices ladder up cleanly. Office 1, the entry point at 13.5 square metres with a sea view, is AED 6,000 a month. Office 3 at 19 square metres, AED 8,000. Office 4 at 21 square metres, AED 10,000. Each of these is fully furnished, fully connected, and fully ready for occupancy on day one — with the ADGM address, services, utilities, cleaning, and meeting room access included.
For the corporate service provider community — the consultants, accountants, and licensing specialists who use the space as a working hub for client meetings — there's a CSP-specific package at AED 1,400 a month on a quarterly arrangement, with a one-month deposit and a separate AED 1,250 KYC charge handled at onboarding.
These are not promotional rates. There is no fine print waiting in month four to triple the bill. From the 1st of May 2026, the onboarding fee structure is also fixed and disclosed in advance: AED 1,750 for company setup, AED 150 for signage, AED 500 for client setup, and AED 500 for admin. The total is AED 2,900, and that is the entire upfront payment beyond the monthly service charge and any deposit. Whatever a founder is quoted, that is what they pay.
The "no compromise" claim, examined
Anyone who has spent enough time in workspace conversations knows the trap: cheap office space usually means something has been quietly sacrificed. Maybe it's the location — a third-tier tower nobody wants to invite clients to. Maybe it's the build — fluorescent lights, particle-board desks, carpets that were tired three tenants ago. Maybe it's the operations — broken printers, slow Wi-Fi, a single overworked receptionist managing four floors.
The interesting part of the MY Coworking position is that the price reduction did not come from any of those compromises.
The location is Addax Tower, one of Al Reem Island's most prominent buildings, with direct connectivity to Reem Mall, the Al Reem Island bridges, and the broader ADGM ecosystem. The interior is finished in the operator's signature cream and teal palette — warm, professional, deliberately under-corporate. Sea views run along one side of the floor. Meeting rooms are properly equipped. The internet is enterprise-grade, the kind that doesn't fall over during a video call.
What's been compressed instead is the layer of cost that traditional commercial real estate adds without the end user ever seeing the value: the broker chains, the consultancy markups, the layered marketing budgets, the speculative pricing built around a worst-case occupancy model. By running the operation lean — direct management, transparent pricing, in-house service delivery — the savings genuinely flow to the member, not the bottom of a spreadsheet.
It's an unusual thing to encounter in the Abu Dhabi office market: a price cut that hasn't quietly arrived as a quality cut.
From two seats to fifty
The competitive edge isn't only in the small-team pricing. It's in the fact that the same operator can credibly handle a fifty-person managed office for a corporate client at the other end of the spectrum.
The managed office model works differently from coworking. Instead of paying for membership in a shared community, the client takes a private, configured floor section under a managed services agreement. The space is built to their specification — open desks, executive cabins, branded reception, secure access — and operated by MY Coworking under a single bundled service charge that covers everything: the build, the furniture, the IT infrastructure, the ongoing facilities management, the daily housekeeping, the security, the utilities, the meeting room access, the licensing alignment with ADGM.
For corporate clients evaluating their Abu Dhabi setup options, the math is striking. A traditional commercial lease for a 1,000 square metre floor in a tower like Addax would involve a multi-year commitment, a substantial fit-out budget, separate procurement contracts for furniture and IT, ongoing landlord negotiations, and a building management interface that's almost always somebody else's problem. A managed office solution at MY Coworking collapses all of that into a single monthly figure with one operator, one contract, and one point of accountability.
Active conversations are currently underway with corporate enquiries exploring exactly this structure across the existing 23rd floor and the upcoming expansion floor — additional space being prepared for fit-out at Addax Tower to accommodate the larger end of the demand spectrum. Whole-floor solutions, fifty-seat configurations, regional headquarters setups: all at price points that compare favourably against any equivalent option inside or outside ADGM.
Why the gap exists, in plain terms
If the prices look low, it's worth understanding why the rest of the market sits where it does.
Premium serviced office operators in the Gulf have historically priced based on three layers of margin: the underlying real estate cost, the fit-out depreciation, and the brand premium. The brand premium is the part that often surprises members — they're paying for the international logo, the global network they rarely use, the marketing campaigns running across multiple cities, and the corporate overhead of a multinational operator.
MY Coworking is a single-location operator with a focused market — Abu Dhabi, ADGM, Al Reem Island. There is no global network premium baked into the rates. There is no cross-subsidy supporting offices in cities the member will never visit. The value is delivered directly into the workspace itself: better materials, better operations, better service, lower price.
For a market that has spent years assuming "premium" and "expensive" had to be the same thing, that decoupling is the actual story.
The decision, simplified
Two seats, ten seats, fifty seats. Hot desk, dedicated desk, private office, managed floor. ADGM-licensed, fully serviced, transparently priced.
The competitive position isn't built on slogans. It's built on a published rate card, a transparent fee structure, a finished workspace anyone can walk through this week, and an operator capable of scaling with a business from its first hire to its fiftieth.
If the price you've been quoted elsewhere has felt like a stretch — or if the fees on your current ADGM setup have been quietly creeping in directions nobody warned you about — there's a 23rd floor in Addax Tower worth visiting before the next renewal.
The view is genuinely good. The numbers, finally, are too.
MY Coworking is a premium coworking and managed office business centre located at Addax Tower, 23rd Floor, Al Reem Island, Abu Dhabi, operating within the ADGM freezone.
